Why do quotes vary so much between companies?

Usually one of three reasons: no license or insurance (cheaper because there’s less overhead and more risk to you), straight high pressure instead of the correct soft-wash method (faster but riskier for your siding and roof), or a bait-and-switch invoice where the price changes once the crew is already on-site. If a quote comes in dramatically below the ranges above, ask why before you book.

Do you give quotes over the phone, or do you need to see the property first?

Phone quotes work for most standard jobs if you can give us square footage, surface type, and a general condition description — photos help too. For larger properties, heavily oak-shaded lots, or historic homes with original materials, we sometimes ask for photos or a quick walk-through first so the number we give you is the number you actually pay.

Is the quote written, or just verbal?

Always written, before we start. That’s non-negotiable on our end — it’s also one of the fastest ways to tell a legitimate company apart from a handyman with a rental pressure washer, who often only gives a verbal number that can shift once the job is underway.


Method & Safety: Soft Wash vs. Pressure Washing

Will pressure washing damage my siding or paint?

It can, if the wrong method is used. High pressure on siding, stucco, painted wood, or roofing is the single most common cause of cracked panels, stripped paint, and voided roofing warranties. That’s why siding, stucco, and roofs get a soft wash — low pressure with the correct cleaning solution — while only concrete, brick, and pavers get full pressure.

What’s the actual difference between soft washing and pressure washing?

Pressure washing uses high-PSI water alone to physically blast dirt off a hard surface like concrete. Soft washing uses low pressure combined with a cleaning solution that kills mold, mildew, and algae at the root, then rinses it away gently. Soft washing is the correct method anywhere the surface itself could be damaged by force — house siding, roofing, and painted trim.

Can you pressure wash vinyl siding, including James Hardie fiber cement?

Yes, with a soft wash. Both vinyl and fiber cement siding (James Hardie is the common brand used across newer Jacksonville construction) can be damaged by direct high pressure at the seams and edges, so we use the low-pressure, chemical-first approach on both.

Why won’t the black or orange spots on my siding come off?

Black streaking is usually gloeocapsa magma, a type of algae that’s extremely common in Florida’s humidity and generally responds well to a proper soft wash. Orange or rust-colored spots are a different story — artillery fungus spores can embed into siding and paint in a way that’s genuinely difficult to remove completely, even with the correct method. We’ll tell you honestly if that’s what we’re looking at rather than promise a result we can’t deliver.

Do I need to provide the water, and will it spike my water bill?

No on both counts. We bring our own tanked water to almost every job, so your spigot and your water bill generally aren’t affected. On the rare job where we do need to hook in, we’ll tell you upfront before starting.

How often should I get my house pressure washed in Florida’s climate?

Most inland Jacksonville homes do fine on an annual schedule. Coastal properties in Jacksonville Beach, Atlantic Beach, and Neptune Beach usually need it every 8–10 months because salt air accelerates corrosion and algae growth. Homes under heavy oak canopy in Mandarin, Riverside, and Avondale often need driveway and walkway cleaning twice a year to stay ahead of tannin staining, even if the house itself is fine annually.

Why does Jacksonville get dirty faster than other cities?

Jacksonville sits at roughly 75% average relative humidity for most of the year — well above the national average — and mold and algae growth accelerates significantly the warmer and more humid it gets. Add coastal salt exposure on the beaches, heavy oak canopy inland, and June-through-November hurricane season dumping debris and water stains on top of it, and you’ve got a subtropical climate that’s genuinely harder on exterior surfaces than most of the country.

What does hurricane season do to my property?

June through November storms leave behind dirt, wind-blown debris, water spotting on siding, and clogged gutters that trap moisture against your roofline. A lot of homeowners book a cleaning right after hurricane season specifically to catch this before it sets in through the drier winter months.

Why does my driveway keep staining even though I don’t have algae?

If you’re in Mandarin, San Marco, Riverside, or Avondale, that rust-brown color is almost certainly oak tannin, not algae. It’s a chemical stain from tree leaves and pollen, and it needs a different pre-treatment than a typical mold or algae job — treating it like algae is a common reason DIY attempts and generic pressure washing fail to actually lift the color.

Is salt air really that different from regular humidity?

Yes. Salt particles land on siding, aluminum railings, and window frames and pull moisture back out of the air even on a dry day, which accelerates corrosion in a way plain humidity doesn’t. That’s why beach communities like Jacksonville Beach deal with railing pitting and siding film faster than an inland Jacksonville property does.

My HOA sent a violation letter — how fast can this get resolved?

Most HOA exterior-cleaning violations can be scheduled and completed within a few days of your call, depending on our current schedule and the size of the job. Tell us it’s an HOA deadline when you call and we’ll prioritize getting you a date that beats it.

Can you clean older homes with original materials without damaging them?

Yes — this is a bigger deal than it sounds. Original wood siding, old stucco, and early-1900s masonry in neighborhoods like Riverside and Avondale were not built for modern high-pressure equipment, so we soft wash these surfaces exclusively. If any planned exterior work goes beyond routine cleaning, it’s worth confirming with Riverside Avondale Preservation or the Jacksonville Historic Preservation Commission whether a Certificate of Appropriateness is needed — we’ll flag it if we think it applies, but that approval isn’t something we issue.

Do you offer recurring maintenance contracts for HOAs or property managers?

Yes, for common areas, clubhouse exteriors, entry monuments, and recurring driveway/sidewalk maintenance across a community. This is one of our most requested commercial services.

Does pricing change based on which neighborhood I’m in?

Slightly, and for real reasons rather than arbitrary markup. Coastal properties near the beach sometimes cost a bit more because salt film takes longer to fully lift. Historic homes in Riverside or Avondale may need more careful (and slower) handling of original materials. Otherwise, pricing is driven mainly by square footage and surface condition, not ZIP code alone.

Why does my neighbor’s house need cleaning less often than mine?

Usually tree cover, sun exposure, or proximity to water. A shaded, oak-heavy lot in Mandarin holds moisture and tannin longer than a sun-exposed lot two streets over. A beachfront block gets more direct salt than a home a half-mile inland in the same ZIP code. Pressure washing frequency is a property-specific answer, not a neighborhood-wide one.

Are you licensed and insured?

Yes. Ask any pressure washing company you’re considering for proof of this before they touch your property — plenty in this industry aren’t, and it’s the single easiest way to filter out risk before you book.

What happens if something doesn’t come clean the way I expected?

We walk the property with you when the job’s done. If something didn’t lift the way we expected — deep-set tannin staining on old concrete, or advanced corrosion on aging railings, for example — we say so honestly rather than pretend it’s fully gone. We’d rather tell you what’s realistic upfront than take payment for a partial result and let you find out later.

Do you offer commercial pressure washing, or just residential?
