A lot of what separates a clean that lasts from a clean that doesn’t happen before we ever turn on the pump. Here’s exactly what we do, in order, and why each step exists — not a marketing version, the actual sequence our crews follow on every Jacksonville property.

Step 1: The Property Walkthrough
Before anything gets sprayed, we walk the property. This isn’t a formality — it’s where most of the problems other companies cause get prevented.
- We identify every surface type — siding material, roof type, driveway condition, existing damage — because pressure and chemical mix change by surface, not by a one-size-fits-all default
- We flag electrical hazards. Outdoor outlets, doorbell cameras, light fixtures, and utility meters get physically taped over with waterproof tape before a single pump turns on — this single step prevents most of the DIY pressure washing mistakes we get called out to fix after the fact
- We check window seals and existing caulking for pre-existing wear, so we know what we’re working with and adjust our distance and pressure accordingly
- We note landscaping that needs protection — mature plantings, flower beds, and anything near a treatment area gets pre-wet and, where needed, covered before any solution is applied
- We confirm access — gates, pets, parked cars, and anything that affects how we move equipment around the property
Step 2: Matching Method to Surface
This is the single biggest differentiator in how we operate, and it’s worth explaining plainly: not every surface gets the same treatment, ever.
- Soft wash only on siding (vinyl, stucco, fiber cement, wood), all roofing (shingle and tile), painted trim, and screen enclosures. Soft washing uses low pressure combined with a cleaning solution formulated for mold, algae, and mildew — the solution does the actual work of killing organic growth at the root, not the water pressure
- Full pressure on concrete driveways, paver patios, brick walkways, and other hard, non-porous surfaces that can handle it without damage
- Tannin-specific treatment on driveways and walkways under heavy oak canopy, since oak tannin staining is a different chemical problem than mold or algae and needs a different solution to actually lift, not just a stronger blast of the same mix — this comes up constantly in Mandarin, San Marco, and Riverside & Avondale

Step 3: Pre-Treatment, Then Rinse — Never the Reverse
This is where a lot of DIY attempts and some lower-cost competitors go wrong: they rinse first and call it done. We do it in the correct order every time.
- Apply the cleaning solution first and let it dwell long enough to actually break down mold, algae, or tannin staining at the surface level — this dwell time is what makes the difference between a clean that lasts months and one that looks fine for a week
- Then rinse — full pressure where the surface allows it, soft wash pressure where it doesn’t
- We bring our own tanked water for the vast majority of jobs, so your water bill and spigot access aren’t part of the equation
Step 4: Final Walkthrough and Written Confirmation
- We walk the property with you (or send photos if you’re not available) before we consider the job complete
- Any surface we couldn’t fully resolve — a stubborn stain, an issue that needs a different approach — gets flagged honestly, not glossed over
- You get a written invoice matching the written quote you received before we started. No surprise line items added on-site

Frequently Asked Questions — Our Process
How long does a typical house wash take?
Most single-family homes take 1–3 hours depending on square footage, number of stories, and degree of buildup. We’ll give you a realistic time estimate as part of your written quote.
Do I need to be home during the job?
No. As long as we have access to the exterior areas being cleaned and any gated sections, most jobs don’t require you to be present. We’ll coordinate access details when scheduling.
What if it rains on the scheduled day?
We’ll reschedule at no charge. Light rain during the pre-treatment dwell phase isn’t necessarily a problem, but we won’t run a job in conditions that compromise the result.
Do you move outdoor furniture or vehicles?
We ask that vehicles be moved off driveways being cleaned. Light furniture and portable items get moved by our crew as needed; larger fixed items are worked around carefully.
What happens if something gets damaged during the job?
We’re licensed and insured specifically for this reason. If something is damaged as a result of our work, we address it directly — this is part of why proper insurance matters when choosing a pressure washing company.
